HVAC Maintenance Checklist for 2022

Unlike most appliances that only require one yearly maintenance session, HVAC upkeep requires constant vigilance. All heating and cooling systems require regular attention and inspections to ensure they operate efficiently all-year-long. Certain tasks are designated depending on the season. Today we delve into what you should do for the coming new year.

HVAC Maintenance

Throughout the Year

Landscaping and visual inspection. Homeowners should always keep the area around the outdoor unit clean and free of debris. Home heating companies say it’s best to trim shrubs and greenery back at least three feet from the equipment. When doing inspections, reliable technicians and contractors are urged to examine whether issues need to be addressed. This way, you might be able to save money on future costly repairs and replacements.

Fall & Winter
Heating system maintenance. During the fall, call your technician for a professional assessment of the electrical connections,  exhaust outlets, fuel lines and other necessary components.


Furnace. Have your humidifier wick replaced and turn the water supply on as well.

Ice.  Dust off any snow that has accumulated on your outdoor HVAC equipment. If sheets or blocks of ice form on them, immediately call air conditioning companies.

Spring & Summer
Inspecting the refrigerant lines. Look for the two copper lines leading into the AC condenser and identify the more extensive line. During the warmer months of the year, the line will feel cold or condense if refrigerant levels are sufficient. Call a professional right away if the line doesn’t have condensation on it or doesn’t feel cold to the touch. A low level of refrigerant is one of the top causes of AC failure. Check the refrigerant lines monthly when you use the air conditioner.

Furnace. Turn off the water supply to the furnace when you stop using it in the spring.

We had our AC go out on one of the hottest days of the year. We called as soon as they opened and they came out so quickly and offered us some loaner units to keep our babies and animals cool in the meantime. Matt was so helpful and fixed the problem quickly.
