How Does It Work?

There are three types of HVAC commissioning: commissioning, recommissioning and retro-commissioning.

Commissioning is the testing of a new HVAC installation within a new or existing building. Meanwhile, recommissioning is designed to test an HVAC system that was commissioned previously. It aims to verify if the system is still performing at optimal efficiency. That said, recommissioning may include some repairs or upgrades. Lastly, retro-commissioning involves testing an HVAC system that has been previously repaired or upgraded. It ensures that the system still meets the designer’s or owner’s requirements.

Typically, the commissioning process begins with a thorough inspection of the HVAC equipment after an installation or HVAC replacement. This means making sure that the correct equipment has been installed in the appropriate location and that the installation meets construction details and manufacturer requirements. Afterwards, the equipment must be observed while operating — from startup to shutdown. If there are any issues while the equipment is operating, these should be reported to the contractors. Once the equipment has been verified to operate properly, it can be tested, adjusted and balanced.

What Are the Benefits of Commissioning?

HVAC commissioning ensures the system’s energy efficiency and the building owner’s satisfaction. If a commercial HVAC system hasn’t been commissioned, there’s no proof that it will work according to expectations. Commissioning enables the building owner to have documentation on how the HVAC system operates and if there are any issues that need to be resolved.
